  • 8% Discount: Available if the full annual payment is made by January 31, 2026.
  • 5% Discount: Available if the full annual payment is made by February 28, 2026, provided all six bimonthly periods are covered in advance.
  • No Discount: Payments made starting from March 1, 2026, will not be eligible for any discount.
  • Final Payment Deadline: The absolute deadline for all property tax payments is March 31, 2026.

The property tax amount is calculated based on the cadastral value of the property, taking into account factors such as location, size, and age.

Who Qualifies for Fixed-Rate Property Tax Discounts?

Certain vulnerable groups are eligible for a fixed bimonthly payment of 68 pesos, provided their property’s cadastral value does not exceed 2,808,466 pesos. These groups include:

  • Senior citizens
  • Widows
  • Pensioners
  • Retirees
  • Individuals with permanent disabilities

Additionally, the following groups may also qualify for these benefits, as well as other sectors deemed priorities by the fiscal authority:

  • Female heads of household
  • Single mothers
  • Separated individuals
  • Divorced individuals
  • Widows

These support measures are part of the “Fiscal Justice for the Least Fortunate” program, implemented by the Mexico City government under the administration of Clara Brugada Molina, aimed at reducing the tax burden on lower-income households.

Additional Benefits:

Those who qualify for a reduced property tax payment can also receive a 50% discount on water rights for 2026, offering further economic relief.
