Mexico City Lawmakers Propose ‘Real Estate Alert’ to Combat Rising Property Fraud
Mexico City, May 14 – The Parliamentary Group of the National Action Party (PAN) in the Mexico City Congress has introduced a legislative initiative to implement a ‘Real Estate Alert’ system. This measure aims to notify property owners of any movements in the Public Property Registry, thereby preventing them from becoming victims of the growing problem of property dispossession and fraud.
The initiative, presented on May 14, seeks to establish an administrative service within the Public Property Registry. This service would allow property owners to register their email addresses or other contact details to receive notifications regarding any activity related to their properties.
The Alarming Rise of Property Fraud
Deputy Diego Garrido, the proponent of the initiative, highlighted the severe impact of current fraudulent practices. “From one moment to another, property owners lose their assets and find out that someone else has already put the property in their name, through various types of fraud such as identity theft, forged notarial powers, or simultaneous sales of the same property, among other illicit acts,” Garrido stated during his address to the Congress.
He emphasized that Mexico City is considered one of the entities with the highest risk of being targeted by real estate fraud and dispossession, often through deception, false advertisements, identity impersonation, and the use of forged documents. The proposed ‘Real Estate Alert’ is designed to safeguard the right to private property and the family assets of residents in the city.
Protecting Families from Unexpected Dispossession
Garrido further pointed out the distressing reality faced by many victims: “Many people only find out that their property is no longer their property when they are notified of eviction lawsuits.” The ‘Real Estate Alert’ aims to provide an early warning system, allowing owners to take timely action against fraudulent attempts to seize their properties.
The legislator also noted that similar systems are already in operation in other Mexican states, some even offering the service free of charge. The PAN group is committed to continuing to propose reforms that protect family assets, private property, and strengthen legal certainty in the face of the increasing number of real estate frauds. This is particularly critical given the 30,000 cases of dispossession reported in the last seven years.

The implementation of a ‘Real Estate Alert’ system represents a proactive approach to combating a pervasive issue that has caused significant financial and emotional distress to many families in Mexico City. By providing owners with immediate notification of any changes or inquiries related to their property in the Public Registry, the initiative aims to create a crucial layer of defense against fraudulent activities.
