Mexico City, August 12 – An alarming new real estate fraud scheme is targeting individuals in Mexico City, with a Brazilian national, Débora, losing over 1 million pesos in a deceptive apartment presale. The alleged fraud involved a property located at Carolina number 69 in the Colonia Ciudad de los Deportes, where Débora invested 1.2 million pesos with a developer.
Modus Operandi: The Deceptive Presale
The company that initiated the so-called presale allegedly sold the property to another company two months later, defrauding multiple individuals who intended to purchase apartments. Débora’s case highlights a concerning pattern where victims are drawn in by attractive presale offers, only to find the properties resold without their knowledge.
“She provided 1.2 million pesos to this developer. However, in this process, we found out that they were no longer the owners of this property. They sold it to another company, and this apartment has already been sold to another person,” stated a representative for Débora, detailing the deceptive practice.
Vulnerable Victims and Increasing Cases
At least seven other individuals have been defrauded using the same modus operandi. The victims include foreigners, senior citizens, and people with disabilities, often those with limited resources who manage to secure the funds for a down payment.
“They take advantage of foreigners, the elderly, people with disabilities, people who don’t have many resources and manage to get the money,” the representative added, emphasizing the predatory nature of these scams.
Complaints have been filed with the Mexico City Attorney General’s Office. Evidence such as private purchase agreements, bank transfer receipts, and account statements are being used to substantiate the claims.
