Mexico City, Baja California Sur, and Querétaro Maintain Highest Housing Prices
Mexico City, Mexico – In the first half of 2026, Mexico City, Baja California Sur, and Querétaro continued to be the states with the highest average housing prices, as reported by the Federal Mortgage Society (SHF). This trend highlights significant disparities in the real estate market across the country.
Leading the Market: Mexico City’s Dominance
Among the 32 federal entities, Mexico City remains at the forefront with the highest average housing value, reaching 4,285,135 pesos. This figure represents one of the widest gaps compared to the rest of the country, with a difference of more than 1.6 million pesos between the first and second-highest values.
Northern and Central Regions Follow
The second highest value is found in the north, where Baja California Sur registered an average price of 2,615,393 pesos as of the first semester. Following closely, Querétaro secured the third position, with housing values averaging 2,381,522 pesos.
National Average and Regional Variations
Nationally, the average housing price reached 1,960,032 pesos. Eleven states surpassed this national average, while the remaining 21 fell below it. In total, 11 entities recorded an average value of more than 2 million pesos. After Mexico City, Baja California Sur, and Querétaro, these include Baja California, Nayarit, Morelos, State of Mexico, Jalisco, Nuevo León, Yucatán, and Oaxaca.
States with Lower Housing Costs
Conversely, only five states presented an average amount below 1.4 million pesos. The lowest price in the country was identified in Tamaulipas at 1,147,405 pesos, followed by Tlaxcala with 1,168,987 pesos, Durango with 1,201,986 pesos, Zacatecas with 1,293,218 pesos, and Hidalgo with 1,390,156 pesos.
Price Fluctuations: Extremes in Increase
The two extremes among the 32 entities also showed the lowest and highest annual price increases. While Mexico City reported the highest average value, it also registered the most moderate variation, with an increase of 3.9 percent. Tamaulipas, with the lowest price in the national territory, experienced the highest price increase, with an 11.8% annual rise.
Moderation in National Price Growth
The average increase in housing prices nationwide was 7.9% in the first half of the year, a moderation compared to the first half of the previous year when the increase was around 8.6 percent.
Factors Influencing Housing Prices
The Federal Mortgage Society notes that the increase in housing values across the country is influenced by several factors. The inflation, measured by the National Consumer Price Index (INPC), was 3.4%, and the average mortgage rate reached 11.42% in the second quarter of the year. These economic indicators play a crucial role in shaping the dynamics of the housing market.
The persistent high prices in key urban and tourist centers like Mexico City, Baja California Sur, and Querétaro reflect strong demand and economic activity in these regions.
