Ciudad Juarez Industrial Market Shows Promising Rebound in Q2 2026

Ciudad Juarez, Chihuahua, Mexico – September 12, 2026 – The industrial market in Ciudad Juarez has demonstrated a notable recovery in the second quarter of 2026, with net absorption more than tripling compared to the previous quarter. The market closed Q2 2026 with 914,554 square feet of net absorption, as detailed in CBRE’s Industrial Figures Q2 2026 report. This positive movement has also led to a reduction in the overall vacancy rate.

Significant Net Absorption and Leasing Activity

The reported net absorption figure marks a substantial improvement, indicating increased activity in the region’s industrial sector. This absorption was driven by 1.6 million square feet in leasing and user sales activity, which included five new contracts, a minor expansion, and two user sales. Crucially, all of this absorption occurred in existing Class A spaces and one Class B lease, with no vacant speculative deliveries during the quarter. This highlights that the market improvement stems from the occupation of already constructed inventory, rather than an influx of new, unoccupied supply.

Vacancy Rates Decline Amidst Cautious Optimism

The total market vacancy rate decreased to 6.9% by the end of Q2 2026, an 80-basis-point drop from Q1 2026 and a 150-basis-point reduction year-over-year from Q2 2025. Class A buildings saw their vacancy rate fall to 7.8%, a quarterly decrease of 130 basis points and an annual drop of 290 basis points. This improvement is attributed to the leasing of existing spaces, limited exits, and a pause in speculative deliveries. Despite these positive indicators, CBRE cautions that several large vacancies could emerge before the end of 2026, suggesting that while the quarterly data is strong, future months may present new challenges.

Southeast Submarket Leads Activity

The southeast submarket was particularly active during Q2 2026, accounting for over half of the quarter’s commercialized activity. Three leases and one user sale in this area totaled 975,000 square feet. This concentration of activity in the southeast underscores its importance within the broader Ciudad Juarez industrial landscape.

Construction Activity and Future Demand

Currently, 1,028,251 square feet remain under construction across Ciudad Juarez. This volume includes four speculative projects totaling 798,251 square feet and one build-to-suit project estimated at 230,000 square feet. While the amount of space under construction increased by 461,000 square feet from the previous quarter, it remains 260,000 square feet below the Q2 2025 level. No new speculative projects commenced during the quarter, indicating a more cautious approach to new supply. This slower pace of new construction reduces immediate pressure on vacancy rates but does not eliminate the risk of projects currently underway entering the market before demand fully recovers to its historical average.

Future demand signals are mixed. CBRE reported users seeking nearly 2 million square feet, which is below the historical 61-quarter average but shows quarterly and annual improvement. Requirements ranged from 30,000 to 380,000 square feet, with a median of 100,000 square feet.

Key Sectors Driving Demand

For the year-to-date through Q2 2026, computer manufacturing has been the primary driver of demand, representing 47% of the total absorption. Vehicle and auto parts manufacturing followed with 22%, while transportation, logistics, and 3PL services contributed 18%. Other sectors, including paper, packaging, and printing (5%), tools and safety equipment (5%), and food and beverages (3%), also played a role. This diverse demand base suggests that Ciudad Juarez’s industrial market is not overly reliant on a single industry. However, CBRE notes that contained demand is linked to uncertainties surrounding tariffs, trade, and the upcoming review of the USMCA agreement.

Market Outlook: Recovery, Not Expansion

The combination of positive absorption, reduced vacancy, and a more measured pace of construction indicates that the Ciudad Juarez industrial market has regained traction. However, it has not yet returned to the rhythm of an expansive growth cycle. Key indicators to watch in the coming months will be the absorption of the large vacancies anticipated by the end of 2026 and the speed at which ongoing construction projects are leased. CBRE’s analysis covers industrial buildings of 30,000 square feet or more within the metropolitan area of Juarez, Chihuahua, and San Jeronimo.
