Ciudad Juarez Industrial Vacancy Reaches One-Year High Amid New Supply

CIUDAD JUAREZ, September 23, 2026 – The industrial vacancy rate in Ciudad Juarez climbed to 6.6% in August 2026, up from 5.5% recorded in the same month of 2025, according to figures from Solili. This marks the highest level for the indicator in the past 12 months, a trend driven by the significant incorporation of new available space into the market.

During August, nearly 70,000 square meters (m²) of available industrial surface area were added, pushing the overall vacancy rate above 6 percent.

More Available Space in the Market

One of the primary factors contributing to this increase was the disoccupancy of four industrial properties, collectively accounting for over 24,000 m². This was further compounded by the completion of an industrial building in Parque Industrial Bafar II, adding more than 23,000 m² to the available inventory. The combined effect of these additions significantly increased the available supply in Ciudad Juarez, exerting upward pressure on the vacancy rate throughout the month.

West Corridor Records the Largest Increase

The impact of this trend was not uniform across all industrial corridors within the city. The Southeast, West, and North zones experienced the most significant changes during August. Notably, the West corridor registered the most pronounced annual increase, with its vacancy rate rising from 4.5% in August 2025 to 8.8% in August 2026.

This behavior brings the Ciudad Juarez industrial market to the close of August with greater space availability, following the incorporation of new surfaces and the liberation of previously occupied properties.
