Mexico City Government to Construct 4,500 Homes in Historic Center
Mexico City, April 8, 2026 – The Mexico City government officially announced plans to construct 4,500 new housing units in the Historic Center, a move aimed at revitalizing the area, combating gentrification, and providing dignified living spaces for residents. The announcement came from Mayor Clara Brugada during the groundbreaking ceremony for 250 new homes in the Guerrero neighborhood.
This ambitious housing strategy focuses on urban regeneration in central areas of the capital, prioritizing families with deep roots in the Guerrero neighborhood and the Historic Center, especially those living in precarious conditions or structurally unsound buildings. The initiative also seeks to prevent depopulation of the city’s core and ensure access to decent housing through social criteria, public investment, and inter-agency coordination.
Construction of 250 Homes Underway in Guerrero Neighborhood
Mayor Brugada led the ceremony marking the start of construction for 250 homes across five different locations in the Guerrero neighborhood. The total investment for these initial projects amounts to 120 million pesos and is expected to directly benefit over 900 people. The project involves the construction of 17,000 square meters on properties, many of which are old tenements damaged by the 1985 earthquakes or significantly deteriorated.
The five locations for the initial 250 homes are:
- Arcos de Belén 69: 60 new homes
- Belisario Domínguez 43: Rehabilitation of 40 homes
- Avenida Chapultepec 69: 22 new homes
- Galeana 37: Intervention on 89 homes
- Lerdo 12: 40 new homes
For properties cataloged by the National Institute of Anthropology and History (INAH), rehabilitation will be carried out respecting their historical value. The new and rehabilitated homes will range in size from 48 to 80 square meters.
Inti Muñoz Santini, Secretary of Housing, emphasized that the housing policy aims to rescue community life and strengthen the social fabric in the Historic Center.
4,500 Additional Homes Planned for Historic Center by 2026
Mayor Brugada further revealed that, starting in 2026, an additional 4,500 homes are projected to begin construction in the Historic Center. This forms part of a broader plan for repopulation and housing recovery in this vital area of the capital. Each of these homes will be designed to be dignified, well-located, adequate, and will have an approximate price of 1 million pesos, with accessible credit options to facilitate acquisition for families.
The initiative is a direct response to the challenges of gentrification, aiming to curb depopulation and prevent uncontrolled peripheral growth. As part of this comprehensive housing scheme, the capital’s administration will present a ‘Fair Rent Law’ initiative to the Mexico City Congress. This law is intended to prevent rent increases above the annual inflation rate and will also establish a ‘Tenant Ombudsman’ to provide legal support against evictions.
Government’s Housing Goals and Future Plans
The current government’s objectives in this area include:
- Implementing 200,000 housing actions by 2030.
- Achieving 10,000 housing interventions this year, including those planned for the Historic Center.
- Presenting a comprehensive program soon, outlining 100 actions aimed at the flourishing of the Historic Center, encompassing security, infrastructure, mobility, culture, and economy.
