Mexico City’s New Short-Term Rental Regulations: A Crisis in the Making?

The decision to implement new regulations for short-term tourist stays in Mexico City, including a mandatory Host Registry and a 50% annual operation limit, is not merely a bureaucratic adjustment. It signals a potential seismic shift that could redefine the city’s tourism landscape, jeopardizing its reputation and economic vitality, and raising critical questions about the balance between regulation and market dynamics.

Regulation or Roadblock?

According to the new rules, hosts in Mexico City face a stark choice: comply with the Host Registry and the 182-day annual operation limit, or risk operating outside the law. This move, intended to professionalize the sector, has instead been criticized for potentially pushing it into the informal economy. Sean Cázares Ahearne, CEO of the Mexican Association of Tourist Homes (Amvitur), articulated this concern during a press conference held yesterday by the United Front for Hospitality.

“Going to the current registry is going to the guillotine. Unfortunately, the Law (Mexico City Tourism Law), as it is drafted, does the opposite of what a regulation should do. A regulation seeks to professionalize the sector; this, on the contrary, informalizes it and leads it directly to the black market,” Cázares Ahearne stated.
